A home within a five-minute walk of the station earns its keep on the awkward days: rain, heavy shopping, a meeting that overruns, a train that gets you back long after you meant to be home. What a listing cannot tell you is how that walk actually feels. The number printed next to the station name is a calculation, while the real route has ticket gates, traffic lights, a slope or a level crossing in it, and those are the parts you notice twice a day.
One station can have several exits, and choosing the wrong side of it adds minutes to every trip you make. At the bigger interchanges, getting from the platform up to street level is a walk in its own right, sometimes longer than the stretch outdoors. Work out which line and which exit your commute would use, then walk that exact path to the address rather than the shortest line drawn on a map. If the house sits on the far side of the tracks, check where you can actually cross.
Close to the station covers a lot of ground. A room above a row of restaurants on a main road and a room one street back in a residential block can be the same distance from the gates and feel nothing alike. Decide which of the two you are really after, the convenience or the calm, and then test it: stand in the room with the windows shut and listen, look at how the street is lit after dark, and see what is still open when you come past it at night.
How much those five minutes help depends on your own week. Someone commuting five days and getting home near midnight gains a lot from them. Someone working from home most days may well prefer a larger room ten minutes further out, with a quieter street outside the window. Put the distance in the context of the trips you will genuinely make, rather than treating a low number as a score to chase.
We take the lowest room rate from each listing. This is rent only, not the monthly total with utilities and shared costs.
How much proximity adds to the rent shifts from one line and one district to another, so the pattern you see in one area will not carry over to the next. Read the table next to the size of the private room, the service fee and the route you would be walking, and treat the walking time as one variable among several.
Compare rent across areas and Tokyo wards
Compare three things. The real route from the gate you would use, crossings and anything else that slows you down included. What the street is like at the hour you come home, in noise and in how many people are about. And the total monthly payment with the shared service fee counted in. The listed walking time is a starting point rather than a verdict, so picture the walk on an ordinary rainy evening with both hands full, and where you can, go and do it once before you decide.

Walking times on Japanese listings follow a fixed convention: one minute for every eighty meters, measured along the roads rather than in a straight line. Waiting at lights, climbing a hill and standing at a level crossing all sit outside that number, which is why an eight-minute walk sometimes feels shorter than a five-minute one. Treat the figure as a rough scale and let your own feet settle the rest.
Being near a station also means being near its noise: trains, traffic, people heading home from the restaurants. None of that is a reason on its own to rule a place out, but it is worth hearing for yourself, with the windows closed, before you commit to a year there. Check the lighting at night and what is still open when you get back, and those five minutes turn from a number on a page into something you can weigh against everything else on your list.
