Recommended Small Share Houses

Every house in this group takes nine residents or fewer. At that size the character of a building comes down to a handful of people and a short list of rules, and both are felt every single day. A small house is not automatically calmer or friendlier than a large one. What it reliably is, though, is more exposed to how it is equipped and how it is run.

Count the facilities per person, not per building

A compact kitchen is no problem if six people cook in it. One bathroom shared by nine, on the other hand, becomes a problem every weekday morning. Look at the number of showers, toilets, sinks, washing machines and stove burners next to the number of rooms, then picture the hours you actually keep. Ask which times of day are busiest and whether anything runs on a booking system. Fridge and cupboard space deserve the same treatment: one shelf per resident is common in a small house, and that has to fit the way you shop.

Ask who does the work

Cleaning and trash are where small houses differ sharply from one another. In some, a cleaner comes on a set schedule and residents handle nothing beyond their own dishes. In others, the shared rooms are divided on a rota and trash day belongs to whoever is up next. Neither arrangement is wrong, but one of them will suit you and the other will wear on you. Ask which it is, how often it comes around, and what the operator does when somebody skips a turn.

Find out who sets the rules, and who to call

With so few people under one roof, a single habit spreads quickly, and a rule that suited the last group can stay in place long after it stopped fitting. Ask how rules get changed: does the operator decide, or do residents agree among themselves? Ask who you contact when the hot water fails on a Sunday, and how quickly they usually turn up. In a house this size the management setup is the safety net, because there is nobody else around to absorb the problem.

It is worth thinking about contact as well. Nine people is few enough that you will recognize everyone, but that does not by itself mean shared dinners and long conversations. Ask what evenings in the lounge usually look like instead of letting the headcount decide the mood for you.

Size alone does not set the rent. Use the table as a rough range, then compare what you personally get for the money: the private room, the walk to the station, and how many people share each piece of equipment. A modest kitchen split four ways can serve you better than a grand one split twenty.

Compare three things. First, whether the bathrooms, kitchen and laundry hold up against the number of residents at the hours you keep. Second, whether cleaning, trash and supplies are handled by staff or shared among residents, and how clearly that is set out. Third, who you contact for repairs and problems, and how quickly answers usually arrive. Ask as well how residents reach one another day to day, since a small house often runs on a single group chat, and how the shared spaces get crowded.

On a viewing, stop measuring the floor for a moment and count fixtures instead. Burners, fridge shelves, washing machines, showers, toilets: put each number next to the number of occupied rooms and a weekday morning becomes easy to picture. Ask when the busy hour falls and whether it overlaps with yours, and ask how many rooms are occupied at the moment, since a house built for nine feels very different when three of them stand empty.

Then ask about upkeep. Who restocks the dish soap and toilet paper, how often the shared rooms are cleaned, and what happens when the air conditioning breaks in August. In a house this size one resident who ignores the rota changes the place for everyone, so it is fair to ask how the operator handles that. When both the equipment and the rules look workable to you, you can picture your own week there with some confidence, and that is what a viewing is for.
